Did you ever imagine we’d be here, 2022?!

This year will mark my 65th year on this planet and 40th year as a mortgage lender.

I wish I would have kept count of the families I’ve helped. What time and experience has provided me is perspective. In 1982 when I started as a mortgage lender the interest rates/APR was about 17.5%. And the Federal Housing Administration loan limit was $67,500. 

Today rates are in the low to mid 3% APR range and the Federal Housing Administration (FHA) loan limit is $420,250. Rates are changing all the time and there are some real indications that rates may rise.

I am finding that there are still many folks that should consider refinancing. What I do is provide an assessment (there is no cost or obligation) to see if it makes sense.

 

Some refinance to lower the rate, others to lower the rate and the term (a 15-year-loan versus a 30-year-loan will have a lower rate and save a great deal of interest). Some folks refinance to pay down/off debt, others pull out cash for remodeling. Some have loans with mortgage insurance and with recent appreciation may be able to refinance and eliminate the mortgage insurance. Don’t assume you can’t refinance or should not. Let’s explore the options.

I have a handful of questions which will help me with the analysis.

1. Address of property

2. Estimated value of property

3. Estimated loan balance

4. Rate

5. Payment

6. Occupancy (owner or second home or investment)

7. If you know, the annual cost of your homeowner insurance

8. Cash out or rate and term refinance (closing costs added but no cash out)? If cash out, how much?

9. Guess on what your credit score is

10. Type of property (stick built, manufactured home, condo, multiplex)

11. What loan term do you want to explore? 30-year, 20-year, 15-year
